Days on market stretched from about 24 days in May 2025 to just under 38 in May 2026. Homes are taking a bit longer to go under agreement than last spring, which means sellers need to price thoughtfully rather than expecting the frenzied pace of prior years. Lexington posted a rare result in May: exactly 62 homes closed in both May 2025 and May 2026. Volume came in at a perfect tie. Average sale price held nearly flat at $2,101,074 versus $2,132,393 a year ago, a difference of about 1.5%. Price per square foot ticked up from $581 to $597, a modest 2.7% improvement. The one number that shifted meaningfully was days on market, which rose from about 40 days in May 2025 to nearly 52 in 2026.
