Real Estate Market Update | June 2026

June is typically the peak of the spring market across the North of Boston area, and 2026 delivered high transaction volume in all three towns. Winchester posted its biggest month of the year in closings. Lexington absorbed nearly the same number of homes as June 2025 while holding price per square foot above last year. Arlington continued its pattern of fewer transactions at higher prices. Here is how each town performed.
Winchester
Winchester had a high-volume June with 71 homes closing compared to 58 in June 2025, a 22% increase. Average sale price came in around $1.7 million versus approximately $2.1 million a year ago. Price per square foot dipped slightly from $578 to $570, a modest 1.4% decrease. As with earlier months in 2026, the average price gap reflects a shift in the mix of homes that traded, with the per-foot number giving a more accurate read on market-wide values. Those values held relatively steady.
Days on market stretched from about 31 days in June 2025 to nearly 38 in June 2026. Buyers are a bit more deliberate than they were a year ago, but 71 closings in a single month shows the demand is absolutely there. Winchester remains one of the most active markets in the region.




Lexington
Lexington had a strong June with 98 closings, just slightly below the 102 that closed in June 2025. Average sale price came in near $2.0 million compared to around $2.1 million a year ago, a modest 5% decline. Price per square foot ticked up from $592 to $603, continuing the positive per-foot trend Lexington has shown throughout 2026. Days on market edged up from about 41 to nearly 45, but for a market that routinely sees homes priced at or above $2 million, closing in under 45 days is still a healthy pace.
Lexington’s June data reinforces what the full spring has shown: volume is roughly stable, per-foot values are appreciating, and the town’s demand base is intact. Buyers are being thoughtful, but they are still buying.




Arlington
Arlington closed out the spring with another month of higher prices and tighter inventory. Average sale prices came in around $1.5 million, up roughly 7% from approximately $1.4 million in June 2025. Price per square foot climbed from $617 to $637, a 3.2% gain that reflects real appreciation in what buyers are paying per foot. Volume dropped from 82 closings in June 2025 to 62 in June 2026, and days on market moved from about 18.5 to 22. Even with fewer transactions and slightly longer market time, both numbers remain among the strongest in the North of Boston area.
Arlington’s spring 2026 story has been consistent: inventory is constrained, and buyers who find the right home are willing to pay more for it than they were a year ago. That dynamic is good news for anyone considering listing in the next few months.
